Land is learnable. Start where every deal starts — with the dirt.
Most people get into land backwards: they sign a contract, then look for someone to explain what they bought. The think tank exists so that order gets reversed.
What it is
A room for the questions people are embarrassed to ask.
The land think tank started with a handful of beginners asking Rodney the same three questions at the end of every call. It grew into a community, a podcast and a video channel built around one idea: land decisions are made with four documents and a pro forma, and anyone can learn to read them.
There is no upsell ladder and no course to buy. Rodney answers the questions the same way he answers a borrower — plainly, and with the reason attached.
Who it's for
- You've never bought land and want the vocabulary before the closing table.
- You own a parcel and can't get a bank to take the call.
- You're a builder looking upstream at land instead of finished lots.
- You're a capital partner trying to understand what a GP actually does.

Three ways in
The Land Think Tank
A beginner-first community for people buying, entitling or financing land. Questions get answered by people who have closed the deal — not by a search result.
Monthly group call · Q&A threads · Deal reviews
The Podcast
Long-form conversations about basis, entitlements, capital stacks and the deals that almost died before they closed.
New episodes weekly
YouTube
Screen-share walk-throughs of real parcels — the plat, the approvals, the numbers, and what the land is worth on the other side.
